Little Bit Therapeutic Riding Center Little Bit’s mission is to improve the bodies, minds and spirits of children and adults with disabilities through equine-assisted therapy. VOKA is the project manager for Little Bit’s new facility on a 17-acre site in King County, WA. Construction and renovations will double existing capacity and serve twice as many riders. New facilities will include an indoor arena, barn, administrative offices and therapy spaces.

Puget Sound Neighborhood Health Center, VOKA managed the development of the first structure at High Point. As the leading edge of a major redevelopment, this building had to deal with many difficult issues including zoning, sub-division, co-ordination with the Seattle Housing Authority, complex funding requirements and incomplete infrastructure. Despite these challenges it was delivered on time and below budget.

Lutheran Communtiy Services, VOKA took over project management of this SeaTac project when it was nearing the end of construction, seriously behind schedule and over budget. Construction was completed, the owner was able to occupy the building, and many construction issues were resolved.

Community Health Centers of Snohomish County, This new Everett facility is the flagship of CHCSC. It was built near an environmentally critical area and includes state of the art medical and dental facilities. VOKA served as project management consultant to Miller Hayashi Architects.

West Seattle Water Taxi, Transit facility for expanded service from West Seattle to downtown. VOKA worked with community and business groups to produce a conceptual plan for relocating the current docking facility to Pier 2, which would provide expanded passenger capacity as well as a transit hub and parking facilities.

Whole Foods: VOKA helped secure development entitlements for BlueStar, the developer of a major retail and residential development in West Seattle. Services included community coordination, design review and working with planning officials.

NewHolly Campus: Acting as the project manager for Popkin Development, Vlad Oustimovitch was responsible for overseeing the construction and putting in service of the Campus of Learners at NewHolly. He managed the project with Seattle Housing Authority, and directed the project architect (ARC), as well as the general contractor (Absher). Another key aspect of his job was dealing with the overlapping requirements of the tenants, including Seattle Public Library, South Seattle Community College, and day care providers.

New Holly Redevelopment, As Project manager with Popkin Development Vlad Oustimovitch worked closely with the Seattle Housing Authority on NewHolly, a nationally recognized HOPE VI redevelopment in southeast Seattle. The project is the first successful mixed income community built with a major public housing component at its core.

Domaine. Transformed decrepit motel site on Aurora Avenue to new mid-rise and townhome development with dynamic modern architecture by Mithun. Project challenges included mitigation of traffic impact and noise, multiple land parcels with different zoning classifications and extensive right-of-way improvements. Kathryn Armstrong was the project lead as VP with Intracorp.

Portsmith, 154-unit wood-frame condominium project in downtown Kirkland. Constructed to high-quality construction standards and exceeded profit projections. Kathryn Armstrong led A&E as well as in-house construction and sales team while with Intracop Real Estate.

1915 Second Avenue, 24-story high-rise mixed-use tower in downtown Seattle. Kathryn Armstrong, while with Intracorp, assembled and led A&E team (including Weber Thompson Architects, CKC Structural Engineers and JE Dunn Construction) from property acquisition through building permit approvals. Complex issues included contaminated site, City of Seattle design review board process and LEED certification.

Ellington, multi-family development with ground floor retail in Belltown neighborhood. Two 12-story buildings, Type 1 concrete construction. While at Intracorp Kathryn Armstrong managed the project and structured a joint venture agreement with PCL Construction to build the towers on land purchased from the Seattle Labor Temple.

Lowes Island Club, a Tom Fazio-designed golf course with pool, tennis and clubhouse. The course is located on a floodplain next to the Potomac River and required extensive coordination with regulatory agencies. Kathryn Armstrong managed its design and development; she also planned and implemented the membership program for this private club just outside Washington, D.C. as VP Real Estate of Chevy Chase Bank.

Brambleton a 2,700-acre new town in Northern Virginia. While at Kettler + Scott and Chevy Chase Bank, Kathryn Armstrong led the planning, infrastructure design, engineering and entitlement process, resulting in a substantial increase in the land value. Working with the Army Corps of Engineers, Virginia Department of Transportation, citizen groups, Loudoun county staff and elected officials, she secured zoning approvals in just 18 months.

Radcliffe College, Kathryn Armstrong was the architect for the renovation of dormitories and a new dining hall in this historic structure at Harvard University while with Notter, Finegold + Alexander Architects.

Camden Yards: While doing his architectural internship with RTKL Associates Vlad Oustimovitch served as project designer/coordinator for the seminal Master Plan of the Camden Yards redevelopment in Baltimore.
